Terms & condition:

  1. Application Procedure: - An applicant should submit application in the Company duly completed mentioning correct name address of the applicant.
  2. Shops/Suits/ office will be allotted on the basis of “First come first serve.” After acceptance of the applicant by the company, the company will issue an allotment letter in favor of the allottee upon receiving of booking money. Detailed rules and conditions will be outlined in the allotment letter.
  3. An allottee of a Shop/Suites/Office has to pay the booking money and subsequent installments or cast of extra work or various connection charges in favor of Star “50” Multipurpose Shopping mall (Pvt.) Ltd. by Bank draft/pay order or cash.
  4. An allottee of shop/Suits/Office will get the advantage of monthly installments maximum for three years. Entire amount must be paid at monthly installments within the prescribed period. In case of full payment of the entire amount at a time, the allottee will gain special discount.
  5. An expatriate Bangladeshi allottee of a Shop/office/Suites may pay any amount through remittance by TT/Bank Draft in foreign currency at per exchange rate in Bangladeshi currency.
  6. Registration of the deed agreement :
    Star “50” Multipurpose Shopping Mall (Pvt.) Ltd Expects to complete the construction works of Star Plaza Shopping Mall & Suites within next three years and hand over the possession right of the Shop/Suite/Office to the allottee who will pay the entire amount of installments. Company will not take any responsibility of unwanted delay caused by nature calamity or by political unrest. An allottee should execute the permanent deed of agreement with the company after receiving the installments payment certificate from the cash/Account section of the company on payment of installments amount and take possession of the Shop/Office/Suite.
  7. Transfer of possession right of the Shop/Office: If an allottee wants to transfer the possession right of the Shop/Office, the allottee has to apply in the company’s prescribed transfer of possession from paying 10% of sale price as transfer fee maintaining the name of address of the person taking over the possession of the Shop/Office and execute the deed of conveyance.

Features & Amenities:

Walls & Plaster : 125mm thick solid brick walls with well burnt 1 st class bricks, proportion 1:6 using 100% Sylhet sand to avoid salinity. Sand cement plaster using washed clean medium sand. External plaster shall have admixture to protect dampness.

Floor : Floor tiles (Fu Wang /Rak/CBC) in all rooms, stair and lobby.

Bathrooms : Good quality standard sanitary fittings. Glazed tiles (Fu-Wang/RAK/CBC)up to ceiling height in all toilets wall. 300mm x 300mm homogeneous tiles (Fu-Wang) in floor. Cabinet basin, bath tub, Hot & Cold water system with head shower in master bathroom.

Door & Windows : Frame: Shill Karai / Telsu wood with lacquer varnish. Shutter: Entrance door of solid wood imported from Malaysia / Indonesia. With i) Door Chain, ii) Check viewer, iii)Apartment No. plate (brass) v) Mortise lock. Internal doors shall be of teak chamble veneered partex with lacquer varnish. Toilets will have imported PVC / Plastic wood shutter with frame. Windows: Sliding aluminum windows with 3 '' Standard BTA anodized sections with 5mm clear glass (imported) complete with lock, roller & mohair lining.
